From stripped shell to trading space
A commercial fit-out is a dozen trades in a confined space on a fixed date. Strip-out, structural alterations, new partitions, first-fix services, plastering, joinery and decoration all pass through the same rooms, and each one depends on the one before. We take that whole sequence on as one job.
We are a construction company with our own employed team, not a broker of subcontractors. The core trades are ours, the programme is ours, and one person answers for all of it from strip-out to handover.
The base is Yorkshire and much of the work sits there and across the Midlands. The working range is wider: we take fit-out contracts UK-wide.

What the contract covers
Strip-out & structural
Premises taken back to a clean shell: the old fit-out removed, openings formed and steels installed to the engineer's design before anything new goes in.
Partitions & layouts
Steel stud and blockwork partitions building the new plan, with rooms and corridors set out so the trades that follow land in the right place.
Services coordination
First-fix pipework, ductwork and cabling sequenced with the build, so walls close up once rather than twice.
Finishes
Plastering, joinery and decoration taking the space up to a public standard, with the snagging done before handover, not after it.
One programme, one point of contact
Fit-out is where multi-trade coordination earns its keep. The plasterer cannot start until the partitions close, the joiner cannot fix until the plaster dries, and the decorator inherits every delay above. We run every trade under one contract and one programme, so the sequence is decided by our management team rather than negotiated between subcontractors.
It is the same discipline our live warehouse conversion runs on, where we are principal contractor for the structure, the internal fit-out and the external envelope under one contract. If your job is narrower than a full fit-out, go straight to the trade.
A restaurant fitted out end to end
Kashmiri Karahi in Slough is what the finished article looks like: a complete dining room and servery, from fixed leather banquettes and polished plaster through to arch recesses picked out in concealed LED.
A trading space has a date attached. The room was handed back for an opening the operator had already taken bookings against, and Slough is a long way from Yorkshire, which is the point: the programme travels.
Who we do this for
Operators fitting out a restaurant or a new unit, landlords and property managers refurbishing space between tenants, and businesses altering the premises they already trade from. Some clients arrive with finished designs; others bring a unit and a use, and we build the scope with them.
We are based in Yorkshire and work across the Midlands, with contracts taken on UK-wide. Distance is a programme question, not a barrier, and the team that prices the job is the team that runs it.
Questions we are asked
What does a commercial fit-out include?
Whatever the space needs to go from its current state to trading condition: strip-out, structural alterations, partitions, plastering, joinery and decoration, with the services first fix sequenced into the programme. You scope the job once, with us.
Do you handle the strip-out as well?
Yes. Taking the premises back to a clean shell is usually the first stage of the contract, and pricing it with the fit-out means there is no gap between the two.
Who manages the different trades?
We do. Every trade works under one contract and one programme, run by our own management team, and you deal with one point of contact from strip-out to handover.
Do you take on fit-out work outside Yorkshire?
Yes. We are based in Yorkshire, work across the Midlands and take contracts UK-wide. Kashmiri Karahi, the restaurant on this page, was fitted out in Slough.
Can you work to a fixed opening date?
That is normal for commercial work. The programme is built backwards from the date the space has to trade, and the trade sequence is managed to protect it. If a date is not realistic we say so before the contract is signed, not after.
