A restaurant is judged on the room the customer sits in. It is built on everything they never see: services run through the walls, extraction boxed in cleanly, surfaces that still wipe down properly after two years of daily trade. A proper fit-out covers both, and ours do.

We are a construction company with our own employed team, so the contract that covers the seating, the counters and the polished plaster also covers the first-fix, the boxing-in and the making good, sequenced in the right order by one firm.

Shops run the same way. Different finishes, same job: a unit that has to open on a planned date and then stand up to the public every day after it.

Programmed backwards from opening day

Fit-out deadlines are real. An operator takes bookings, hires staff and pays rent against an opening date, so we build the programme backwards from that date and sequence every trade against it. One contract, one programme, one person to call when you want to know where things stand.

The gaps between trades are where fit-outs slip: the joiner waiting on the electrician, the tiler waiting on both, nobody holding the date. Because the trades sit under one contract, the sequence is ours to manage and the handover is ours to keep.

Kashmiri Karahi, Slough

A complete interior fit-out covering the dining room and the servery. Fixed banquette seating in buttoned and fluted leather, stone-topped tables on brass bases, walls in polished plaster cut with arch recesses picked out in concealed LED, and a servery counter running a mirrored diamond splashback with open shelving beneath. Handed back finished to a public standard, on a date the operator had already taken bookings against.

Who this is for, and where

Most fit-out clients are commercial: an operator opening a first site, an owner refurbishing a tired one, or a landlord preparing a unit for a tenant. The work sits alongside the rest of our commercial contracting, so the same team is available before and after opening day.

We are based in Yorkshire and work across the Midlands, with contracts taken on UK-wide. Distance is a programming question, not a barrier: Kashmiri Karahi is in Slough, and it ran the same way as work closer to home.

Questions we are asked

Do you take on fit-out work outside Yorkshire?

Yes. We are based in Yorkshire, work across the Midlands and take fit-out contracts UK-wide. Kashmiri Karahi, the restaurant photographed on this page, is in Slough.

Can you hold a trading deadline?

The programme is built backwards from the date you need to open, and because every trade sits under our contract the sequence stays under our control. Tell us the date before we price the job and we will give you a straight answer on whether it can be met.

Do we need to appoint the joinery, electrics and decoration separately?

No. One contract covers the whole fit-out. We sequence the services, joinery, plastering and finishes so each trade arrives when the one before it is ready.

What is included beyond the visible finishes?

The work behind the walls: first-fix services, extraction and pipework boxed in, walls made good and surfaces chosen to stand up to cleaning and daily wear.
