A property taken back to lettable condition

A whole-property refurbishment for a landlord client, run room by room so the place came back as one finished property rather than a set of patched-up jobs. Every room was stripped back, made good and redecorated, with new floor coverings throughout: carpet to the bedrooms, wood-effect plank through the hall and the kitchen.

The kitchen is a full fit rather than a facelift. White gloss units run top and bottom under a butcher-block worktop, with an integrated oven and an induction hob below a stainless extractor and splashback, and a tall housing alongside for the fridge freezer. The plank flooring carries in from the hall without a threshold, so the kitchen reads as part of the living space rather than a cupboard off it.

Storage is what a tenant actually notices, so the joinery took the most planning. Fitted wardrobes with sliding doors sit flush into the bedroom walls, open shelving columns use the depth a hinged door would have wasted, and the awkward angles under the roof are closed in with cupboards rather than left as dead space.

Behind the finish: new sockets and data points set out room by room, the services and their pipework boxed into a fitted cupboard, and oak-veneer doors and new ironmongery throughout. A rental property gets judged in a ten-minute viewing, so it is worth finishing it properly once rather than patching it between tenancies.
